The issuance of a building permit usually creates an increase in the value of a property. Once the building permit is issued, a copy of the building permit is sent to the Municipal Property Assessment Corporation (MPAC).

Upon completion of the construction, you will receive from MPAC a notice of evaluation. At the same time, the municipality will receive the supplemental roll for all new construction and will prepare invoices for all supplementary taxes.

This process may vary from 6 months to 36 months, depending on the number of construction in a specific year. You must therefore anticipate an invoice for the new construction, starting from the date on your notice of evaluation.   

For example, you might receive an invoice in 2011 for a construction completed in 2009. In that case you will be invoiced for 2009, 2010 and 2011. It is therefore important to budget a monthly amount for municipal, regional and school taxes. Also, if your new property is serviced by water and sewer, you will receive the invoices for these services starting from the date on your notice of evaluation.

For your information, the taxes for a property evaluated at $ 200,000. in 2009 are $2,713. To this amount a fee of $ 88. is added for the recycling charge, and utilities (water and sewer) if applicable. For more information concerning the taxes and the utilities, please call the municipal office in Plantagenet at 613-673-4797 and ask for the tax department. 

You also have the option to pay monthly amount (pre-authorized payment), as soon as you have your occupancy permit. These amounts will be applied against future taxes and will reduce considerably the financial impact when the invoice is sent.
