
Always verify with the Building Department before starting a project. Failure to obtain a permit may result in fines or legal actions against all party involved in the project.
See below examples of construction, modifications or alterations that requires building permits:
- Construction of a new dwelling or addition to a building including creating a new dwelling unit (accessory apartments) within the same building.
- Any new residential, agricultural, commercial, industrial or institutional construction of buildings.
- Building any accessory structures, including but not limited to:
- Detached garage, shed, greenhouse, pool house, that is bigger than 161 square feet (15 square meters)
- Any deck, covered porch, balcony, veranda, terrace, sunroom, awning and pergola that directly serves the building.
- Structural alterations/modifications to any over the structures on the property, including widening of windows and doors frames, removal of a load-bearing wall or modification to the roof structure. (Replacement of shingles is excluded)
- Installation of a wood stove, solid fuel burning appliance/and chimney, outdoor boilers.
- Change of use of the existing building (e.g.: residential to commercial)
- Construction of a retaining wall more than 1 meter high
- Installation or modification to the plumbing system
- Installation of solar panels on a building or on a stand
- Excavation for modifications and repairs to the foundation or French drain, including construction of a new foundation for a building.
- Construction or installation of any pool (inground/above ground),spa, hot tubs. See pool permit section below.
- Transformation of a garage into a dwelling or living quarters.
- Renovation to the building including finishing a basement, or alteration of room size.
- Construction or alteration of a farm building, coverall shelter, silo and lagoon.
- Demolition of all or part of a building.
- Installation of water/sewer connections.
- Installation or alteration of a septic system (Contact the South Nation Conservation Authority to obtain specific).
